A pioneering office building is being built south of Munich
GIEAG is developing a particularly sustainable office building on a commercial site in the growing community of Oberhaching near Munich. The future tenants will benefit not only from the fact that a large proportion of the energy will be produced in the building itself, but also from the excellent location close to the state capital and the good transport links.
Highest standards of sustainability in construction and use
The oha works is being built in a particularly resource-efficient manner and partly using hybrid timber construction. The materials are already being used during construction with a view to later recycling. In addition, as many emissions as possible are being saved. The offices are heated with the help of geothermal energy and a large part of the power supply is provided by the company’s own photovoltaic system. This means that fossil fuels can be largely dispensed with during operation. The building is aiming for LEED Platinum & WiredScore Gold certification.

Oberhaching is located directly south of the state capital of Munich and is connected to the metropolis by regional train, S-Bahn and highway. Oberhaching has its own access road to the A 995 and thus a direct connection to the German highway network. Long-distance rail services from Munich Central Station and the airport are within easy reach. This good connection is not only an advantage for the numerous commuters, but also attracts day trippers from Munich and the surrounding area to Oberhaching – for example to the Kugler Alm beer garden, which boasts of having invented the first mixed beer drink, the Radler. Those who prefer to relax in the countryside after work can go for a walk in one of the forests that surround Oberhaching on three sides, or take a trip to Lake Starnberg or Lake Ammersee.
