Project development: Setting new standards for rental apartment and commercial spaces
Rental apartment with a completely new mobility concept are being built in Reutlingen: GIEAG is creating a car-free quarter in the centre of Oststadt, which will allow for a diverse mix of residential and commercial space on a total of 16,000 square metres. Residential and office properties are built in architectural harmony with the environment in Heinzelmann Quarter Reutlingen. The neighbourhood concept was designed by GIEAG together with the Swedish-based architects White Arkitekter. Completion is planned for 2026.

Sustainable project development that combines commercial space and residential real estate
The Heinzelmann quarter is the last historically preserved ensemble that reflects the industrial and neighbourhood history of Reutlingen’s Oststadt. For almost 100 years, the listed Heinzelmann quarter was a textile factory. Its architecture features extensions that correspond to the respective architectural style of their time. This diversity will be incorporated into the new development – creating a mixture of listed buildings and postmodern, sustainable architecture. The listed buildings will be refurbished and supplemented by two free-standing new buildings made of wood. The chimney of the former textile factory will be preserved. The central square is a place of meeting, interaction and communication – both for residents and workers on the site. Urban gardens and solar panels on the historic roofs will ensure sustainability. In total, around 87 residential and 20 commercial units are being built, as well as 148 covered bicycle parking spaces – about two per residential unit.

The Heinzelmann quarter is within walking distance of numerous shopping facilities, leisure amenities, restaurants, cafés and parks. The area is close to public transport services and Reutlingen’s main railway station. From there, you can reach Stuttgart’s main station in only 35 minutes by ICE.
