Intergenerational living in Leipheim

In the south-east of the small town of Leipheim, GIEAG Immobilien AG is developing a contemporary mixed-use complex consisting of residential, work and urban infrastructure. The site was acquired in 2009 with the neighbouring areas of the Leipheim I project, on which GIEAG has already purchased 130 rental units and optimised them through active asset and property management. In addition to conventional residential units, the current real estate concept also integrates space for senior living, a day care centre, a medical centre and small-scale commercial and office space. Thus, the project becomes a place that enables living and working together across several generations.

Riverside living – with stunning historical flair

The small Swabian town of Leipheim forms a double centre with neighbouring Günzburg in the Danube region, at the border between Baden-Württemberg and Bavaria. The Danube runs through the middle of the town and guarantees a picturesque ambience. Leipheim also has a rich and storied history: its foundation dates back to as early as the 6th century. One of the town’s most important sights is Leipheim Castle, which houses a historical museum. Anyone looking for recreation will love the Donaumoos nature reserve, a species-rich lowland moor. For commuters, the direct proximity to the A8 motorway is a major plus point; Ulm and Augsburg are both only minutes away.

The former airport is a hive of activity

The former air base in the south-east of Leipheim was built in 1936 and used to house an aircraft hangar. Later, the site was used as a U.S. Army base, then by the German armed forces. After their withdrawal, the 112-hectare site was redeveloped and an industrial estate was established. Right where the commercial area gives way to a residential area, GIEAG Immobilien AG is now developing the mixed-use Leipheim II complex, which bridges the gap between residential and commercial – and also strengthens the local social infrastructure with the planned medical and day care centres.
